As a service to our visitors, we have created this "Guide to New Housing Projects" page to help you track the development of new projects - mainly townhomes and condos.  You will be able to evaluate different building and purchase a home when the most choices are available (Preconstruction). Most of the projects listed below are located just outside of downtown Portland.

 Condo Prices

In 2007 the average price of a condo in the Portland metro area increased 13% over the average price of a condo in 2006 ($272,900 v. $241,800).  In 2006, the increase was 14% over the 2005 average price ($241,800 v. $212,000).  The previous two years (2005 and 2004), appreciation was 14% and 12%.

New buildings close in are now being priced at $500 a square foot and upwards.  Conversions of existing apartment building are selling in the range of $325-$400 a square foot.

 Infill Builder

Side-by-side garages are the only hint that the building contains two separate units.  Built by Geo Zifcak & Company, the three-bedroom homes in southeast Portland (3823 SE Woodward) is listed for $315,000 in August 2003.An infill builder is someone who builds high-quality new houses in established areas and make sure they blend gracefully with the architectural character of the neighborhood.  An example of homes that fit the neighborhood are the rowhomes Guy Bryant built on Northeast Fremont Street between 46th and 47th avenues.

The Living Smart Project  The City of Portland has witnessed growth in the popularity of affordable homes built on the small in-fill lots. In a number of neighborhoods, where the typical development occurred on 5,000 square foot lots, the underlying historic plat and zoning regulations allowed in-fill development on 25-foot wide by 100-foot deep parcels. Built on these narrow lots, 15-foot wide houses have become important in meeting the City’s need for entry-level single-family homes.

The Living Smart Project arose from growing neighborhood opposition to in-fill development that appeared out of scale with the surrounding neighborhood and triggered the demolition of existing houses.

 

Southwest/Southeast Projects

2121 Belmont

2121 Belmont  Belmont Street is most vibrant amid the bars and shops and restaurants that line the street in the Southeast 30s. On Southeast Morrison Street, a pocket of city life teems closer to the Willamette River, in the corridor that starts around Southeast 15th Avenue.

With 2121 Belmont, the 123-unit condo project under construction on a 300-foot stretch of land between Belmont and Morrison streets, developers say they’re bridging a connection between the two vibes.

And it’s a spot developers say people will pay bigger prices to live in – and they’re stepping out on a ledge with their one- and two-bedroom condos, which will run between $260,000 and $550,000.

The development is one of the first upscale projects to hit the neighborhood. The project, a joint venture between Williams & Dame Development and Reliance Development, plants a series of four- and five-story buildings bordered by outdoor living spaces.

 Sales Update:  April, 2008

The Oregonian reported that 2121 Belmont has been converted to apartments (rentals).  This is due to the slow sales of condos in the Portland metro area.

Location  SE Belmont and SE Morrison.  This is in the Buckman neighborhood.

Number of Units  123 condos.
Pricing  Townhomes are priced from $260,000 to $550,000.  The condos have underground spaces.

The Clinton Condominiums

The Clinton   Developer Randy Rapaport's is building a 4-story condominium building called "The Clinton" with 27 units.  It is located at SE Clinton and SE 26th Avenue.  This neighborhood has an abundance of services within walking distance of the Clinton.

This upscale, mixed-use development promises to be sleeker than his last project, the Belmont Lofts. The use of Core-10 steel and architectural glass on the exterior gives the four-story, 27-unit, mixed-use project a modern and unique look. The three ground-level retail spaces are already leased, and the entire project should be completed the summer of 2008.

Prices will run between $269,000 and low $500,000s.

Location  SE Clinton and SE 28th Avenue.  This is in the Richmond neighborhood.

Number of Units  27 condos.

North/Northwest/Northeast Projects

Mississippi Avenue Lofts

Mississippi Avenue Lofts  Targeted for LEED® Gold Certification from the United States Green Building Council, Mississippi Avenue Lofts is a sustainable new mixed-use development located in the Mississippi Historic District. 

The building features 32 lofts, secure parking and locally owned retail stores including Pastaworks. t will include a hybrid Zipcar and 76 bicycle parking spaces located at each unit's front door.  The MAX Light Rail line is two blocks from the building. 

The interior will have exposed timber beamed ceilings, polished concrete floors and high level of finishes including TOTO bath fixtures and KitchenAid Energy Star stainless steel appliances.
